The problem

A satisfied charge means the refinance already happened.

When a borrower refinances, the outgoing lender’s charge is satisfied and a new charge is registered to somebody else. Both are filed at Companies House. Both are public within weeks.

If the first you hear of it is the renewal conversation, the decision was made months ago. Twelve charges were satisfied in this sector between March and September. Each one was a deal that went somewhere else.

The other half

The same record names who is lending into your sector.

A charge says who granted it and who holds it. Read a year of them and you have the list of lenders actually writing business in your market, from the filings rather than from a rumour.

How it works

Four steps, none of them clever.

A company grants a charge, or control changes.

A charge must be registered at Companies House within 21 days of creation. A change of controlling person must reach the register within 28 days. Neither is optional.

Why it cannot go stale

A charge filed last Tuesday is still a charge filed last Tuesday in a year.

B2B contact data decays at roughly 22.5% a year, and the commonest complaint about every provider is the same: bounced email, wrong numbers, the job title from two roles ago.
